Bilup is a rent and utility record for Kenyan landlords, their offices and their tenants. One house, one ledger: what was charged, what was paid, and the statement behind both.

Who uses it

  • Tenants see their balance, how the month was made up, every payment on file, their water readings, and the invoice behind each month. They pay by M-Pesa and can report a payment the office has not caught yet.
  • Landlords approve what is done in their name โ€” lettings, vacatings, maintenance quotations, invoices โ€” and see each property's month.
  • Offices run the day to day: recording payments, reading meters, preparing months, answering tenants.

What it bills

  • Rent, monthly, per house, carrying the previous month's balance forward.
  • Water, from meter readings โ€” previous, current, units, rate.
  • Garbage and any other charge the property collects.

A month's figures are prepared once and then read everywhere the same way. Nothing on a screen is recalculated from another figure on that screen, so the app and the statement cannot disagree.

Payments

Payment is by M-Pesa, to the paybill or till the property uses, with the house number as the account. Payments are matched to the house and appear on the statement. If one does not show, a tenant can paste the M-Pesa message into the app and the office confirms it.

Documents

Statements and invoices are produced as formal accounting documents, downloadable as Word or viewable in the browser. An invoice a landlord has signed serves the copy they signed, not a fresh drawing of today's ledger โ€” the tenant can see which of the two they are holding.

The apps

The web app runs at bilup.co.ke. There is also an Android app for tenants, and separate builds for landlords and office staff.

Your data

Bilup operates in Kenya and handles personal data under the Data Protection Act, 2019. What is kept, why, who it is shared with and how long it is held is set out in the privacy policy.

Closing your account removes your sign-in, not your rent record โ€” every payment, your move-in date and your balance stay with the office either way, because they are the ledger's rather than the login's. You can close your account from the app or from that page.
